Facilitator buyout, whole property

Bring your cohort. Take the whole preserve. Run your programme properly.

A full-property buyout for facilitator-led work: 18 beds, both spaces, 58 private acres, breathwork, sound, movement and plant-based food already on site.

  • Nobody else on the land for the length of your programme
  • Every session, meal and space sourced from one operator
  • A schedule co-designed with Raven so the work actually lands

Why most trips fail

The venue is never the hard part. Holding it together is.

You chase five vendors for sound, food, movement and space, then referee their calendars.

Shared venues put your closing circle next to somebody's wedding reception.

Rooms get capped, the day gets cut short, and the deepest part of your programme is the part you lose.

One operator, one invoice, the whole property.

A buyout means the schedule belongs to you: 18 beds across both spaces, every room available at every hour, and breathwork, sound bathing, forest bathing, chef service and coaching supplied in house.

What you leave with

Three results, in the order they happen.

Your programme sets the clock1

Your programme sets the clock

Sunrise yoga, late fire pit closes, a quiet afternoon on day two. No shared-venue curfew editing your arc.

The group eats properly2

The group eats properly

Plant-based chef service on site, so meals become part of the programme instead of a coach ride into town.

The land does half your work3

The land does half your work

58 protected acres, forest platforms, meditation areas and fitness stations. Participants regulate before your first session starts.

What it feels like

The change happens in this order, almost every time.

  1. Load in

One property, one key, no venue manager watching the clock.

  2. First circle

Your group is the only group here, so the room stays yours.

  3. Mid retreat

Participants stop checking their phones because there is nothing to check for.

  4. Final morning

People exchange numbers instead of leaving quietly.

  5. After

    Your testimonials write themselves.

What you hear

Wind in 58 acres of hardwood, and not one engine.

What you smell

Woodsmoke, wet leaf litter, and dinner being cooked for you.

What you touch

Hot water at dusk with cold air on your face.

What you see

Steel and stone sculpture standing where trees thin out.

Before and after

What you arrive with, and what replaces it.

Sourcing venue, chef, practitioners and transport separately

One property, one invoice, one contact

Sharing a retreat centre with another group

The whole 58 acre preserve to your cohort alone

Facilitating and running logistics at the same time

Facilitating only, because the day is already set

Participants who leave politely

Participants who ask when the next one is

Straight from us

You should be facilitating, not fixing lunch

Every facilitator we host arrives having previously done it the hard way: a venue that double-books, a caterer who is late, a sound practitioner two hours away, and a group waiting on you while you fix it.

Here the venue, the kitchen, the practitioners, the trails and the platforms are one operation, run by the two people who live on the land.

You show up to run your programme. That is the only job left on your list.

How it unfolds

3 nights, told the way you will remember it.

Raven co-designs the arc with you

01 / Before

Raven co-designs the arc with you

Where breathwork sits, when the group eats, which day needs a quiet afternoon. You bring the method, we shape the container around it.

  • Arrival and property orientation
  • Opening circle in the Lodge
  • Plant-based chef dinner
  • Evening sound bath
Opening circle, then the property takes over

02 / Day one and two

Opening circle, then the property takes over

Lodge for the group work, forest platform for sound and breath, marked trails for integration walks, fire pit for the close.

  • Sunrise yoga on the platform
  • Somatic breathwork
  • Forest bathing walk
  • Facilitator session
  • Fire pit close
Integration, not a scramble to check out

03 / Close

Integration, not a scramble to check out

Closing circle, integration session, unhurried departure. Nobody is turning over rooms behind you.

  • Meditation
  • Instructor-led workout on the fitness stations
  • Small-group coaching
  • Live sculpture performance

One day, hour by hour

So you can picture yourself in it before you book.

  1. 7:00

    Optional movement on the platform

Outdoor functional fitness stations and forest platforms are already set, no equipment to haul in.

  2. 8:30

Breakfast in the black walnut kitchen

A kitchen big enough to feed everyone at once, or a plant-based chef doing it for you.

  3. 10:00

    Your programme, your room

Gathering spaces that hold a full cohort without anyone shouting. You facilitate, we stay out of it.

  4. 14:00

    Forest bathing or art therapy

Add our practitioners into your schedule where you want a break in the intensity.

  5. 18:30

Chef dinner for the whole cohort

Served on site, dietary needs handled in advance on the consult call.

  6. 20:30

Sound bath to close the day

Bowls and gongs, full group, then a property that is completely dark and completely quiet.

Every session listed is optional. 16 are already shaped across your 3 nights, and you can add, swap or drop any of them while booking.

Honest comparison

A hotel, a retreat centre, or 58 acres nobody else is on.

Who else is on site

A hotel floor, a lobby, other bookings, other groups

Nobody. 58 adults-only acres, one booking at a time

Sessions and practitioners

You source and coordinate four or five separate vendors

Breathwork, sound, forest bathing, massage, chef and coaching on site

Who runs the day

You do, on top of attending it

Owner-operated by an artist and a wellness practitioner

The building itself

Beige rental furniture and hotel art

Original museum-scale sculpture, handmade beds, a working collection

The invoice

Platform fees, cleaning fees, resort fees, vendor deposits

One itemised invoice, no platform or resort fees

The drive

A flight, a connection, a rental car, a lost day each way

One hour from Columbus, two from Cincinnati, two and a half from Cleveland

How booking works

Four steps, and only one of them needs you.

01

Hold your dates free

Pick your nights and we hold them for 24 hours at no cost, so you can check with the people coming before anything is committed.

02

Talk to Raven, not a call centre

A 30 minute consult with the owner. Group size, pace, dietary needs, what you want people to leave with. She shapes the plan around that.

03

Approve one itemised invoice

Stay, sessions, chef, everything on one page. No platform fees, no resort fees, no five vendors to chase and reconcile afterwards.

04

Arrive and hand it over

The property is set, the practitioners are booked, the schedule is printed. From the moment you park, someone else is carrying it.

Fit check

We would rather you knew now.

Book this if

  • You are a facilitator who wants the whole venue, not a conference room
  • Your programme needs privacy, quiet and no accidental audience
  • You want practitioners on tap instead of coordinating five vendors

Look elsewhere if

  • You need 40 plus beds on site, we sleep up to 18 overnight
  • You need conference AV, breakout rooms and a hotel operations team
  • You want a city-centre venue with catering contracts

When to come

The preserve is a different place four times a year.

Spring

Trilliums on the trail floor, cold mornings, the preserve waking up loudly. Best light for the forest platform.

Summer

Long green evenings, fireflies over the meadow, hot tub after dark when the heat finally drops.

Autumn

The busiest and most photographed season in Hocking Hills. Book two to three months out for peak colour.

Winter

Bare ridgelines, sightlines through the trees, fireplaces going, and the deepest quiet of the year.

Proof, not promises

Before you book

The questions everyone asks.

Can I run my own curriculum?

Yes. Facilitators regularly buy out the property and run their own programme, using our spaces, food and sessions as the backbone.

What happens if my numbers change?

Tell us up to seven days before arrival. Sessions and catering scale and the invoice is re-issued so you see the change before paying.

Is 18 a hard cap?

Eighteen overnight guests is the maximum across the property. It keeps the preserve quiet and the programme intimate.

Can I white label the retreat as my own?

Yes. It is your programme, your branding, your schedule. We are the venue and the practitioner bench behind it.

How many can we sleep and how many can we host?

Up to 18 overnight across the property, with day capacity above that for sessions. Confirm the exact split on the consult call.

What about dietary requirements?

Collected before arrival and handled by the chef. Plant-based is the default and allergies are worked around, not accommodated grudgingly.

The art you sleep beside and the breathwork you are guided through come from the same two people, on the same land, and they live here.
